This agreement is intended for a lease between A.J. Charleston, hereafter known as first party, and M. Iseri, hereafter known as second party;

Witnesseth, That for and in consideration of Two Hundred Thirty and no/100 ($230.00) to be paid on or before October 15, 1909, the said first party leases to the said second party Tracts Thirteen (13) and Fourteen (14), in the Van Tassell Garden Tract Addition; the said second party agrees to cultivate all of said land, and fill in all ditches which are now in the course of construction, and that he will pay said first party out of the first crop taken from said land; and the said second party also agrees to keep fences in good repair, and will allow no weeds or grass to grow on said land during the crop season. The said first party reserves the right to enter said land for the purpose of building house, barn, etc.
